Dormer loft conversion have the standard structural floor, stair access, insulation etc but benefit by the addition of a Dormer. These dormers are typically to the rear of the property and are usually of a flat roof design, though more complicated pitch roof designs can be constructed provided the existing ridge height of the property is not exceeded. Other types of dormer possible, for example smaller pitched roof, or cottage dormers.
These dormers may have a gable or a hip roof detail.
With this type of conversion we increase the volume of your new room(s) by the addition of a dormer, whether a large flat/shallow pitched roof dormer or a smaller pitched roof cottage or bonnett style of dormer. The majority of their conversions do not require planning permission provided no other extensions have been built.

How much does a Dormer Loft Conversion cost?
The most basic loft conversion is an in roof or Velux conversion.
These conversions will have the same structural floor, stair access, insulation etc as all other types. However the loft conversion will be contained within the existing roof structure.
This option does not suit all properties as the actual standing room, or usable volume of these conversions can be very limited in all but the largest of roof voids. Natural light in these conversions is achieved by the use of Velux type roof windows that follow the line of the existing roof.
With this type of conversion we make no external alteration to the roof line. Therefore you do not normally require planning permission.
